What leasing options are available?
Our leases typically run for 12 months, but we do offer a variety of flexible lease terms to meet your needs.
Do you offer individual leases with co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Do I need a lease guarantor?
We allow a guarantor for income purposes only.
What are your application requirements?
We collect a $15 application fee per applicant over the age of 18. We use a third-party verification service as there are many factors that contribute to the overall scoring process including credit, criminal, and eviction parameters.
Can I apply online?
Yes! Click on the apply tab on the website to get started.
How much is the security deposit and is any of it refundable?
The security deposit is $500. If the application(s) are not approved we cancel the deposit. A 48-hour notice of cancellation from the date of application approval must be given by the applicant or the entire security deposit will be forfeited as liquidated damages. The cancellation notice must be in writing.
If the application is approved and you move in, the $500 deposit and will be refunded at the end of your lease provided there are no damages.
Is there an application fee?
Yes, we collect $15 per applicant to process an application.
When is rent due and how do I pay it?
Rent is due on the 1st of the month, but residents have until the 14th to pay rent without a late fee. Payments can be made online via Prospect Portal.
Are utilities included?
Yes, some utilities are included: Heat/Hot Water/Sewer/Trash.
Can the apartments be sublet or listed on Airbnb or VRBO?
The lease agreement prohibits subletting the apartment or listing it on a short-term rental platform like Airbnb or VRBO.
Is renter's insurance required?
Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
Are there any other costs not included in the rent?
Residents are responsible for Electric, Spectrum cable, internet of your choosing.
What are the occupancy guidelines?
Maximum occupancy is two residents per studio, two residents per one-bedroom, two residents non-familial status per two-bedroom or four residents of familial status per two-bedroom, and three residents of non-familial status per three-bedroom or six residents of familial status per three-bedroom.
What happens if I need to move out before my lease expires?
We require a 60-day notice and two months liquidated damage equal to rent.
What are hours of the leasing office?
The leasing office is open Monday - Friday from 9 AM - 6 PM, Saturday from 10 AM - 4 PM, Closed Sunday.
What are the hours for the clubhouse?
The clubhouse is open 9:00 AM-6:00 PM, daily.
What are the hours for the fitness center?
The fitness center is open from 5:00 AM-9:00 PM — head on over for a workout!
What are the hours for the pool?
The pool is open 10:00 AM - 6:00 PM, daily.
What are the hours for the laundry facilities?
Laundry rooms are open 8:00 AM-8:00 PM, daily, for your convenience.
Do you offer valet trash service and/or recycling?
While we do not provide valet trash removal services or dedicated recycling options, we do have trash receptacles available for residents to use.
Do you have cable/internet available? Is there a separate charge?
Residents are responsible for their cable/internet service. Spectrum is a local provider many residents use.
Do you have package lockers/how do I get my packages?
Packages are delivered to your building or leasing office for pickup.
Does this community have a pest control service?
Yes, we have service contracted with a pest control company.
Are BBQ grills available? What kind are they?
Yes, gas grills are allowed on A & B patios. There are also grills located in the community common areas for residents to use.
Do you have bicycle racks?
Yes, we are happy to provide bike racks for our residents.
I have a maintenance/emergency maintenance issue; who do I contact?
Please contact the leasing office with all maintenance requests. After-hours calls will be handled by our service.
Do you allow pets? What is the pet policy?
Yes, we allow two cats, one dog and two cats, or one dog in an apartment home. Specific dog-friendly buildings are available. Age and breed restrictions do apply.
What is the parking situation? What about guest parking?
Free outdoor parking is available for residents. Guest parking is available throughout the community.
How is snow removal handled?
We have contracted service providers who take care of shoveling sidewalks and clearing parking lots. Residents need to be prepared to move cars after a big snowstorm to facilitate clearing.
Are there building quiet hours?
Yes, quiet hours begin at 9:00 PM - through the night. Please be considerate of your neighbors.
What decorations or changes to the apartment are prohibited?
We ask that you do not drill holes in the ceiling or floors. The apartment will need to be returned to its original state at move out.
Are there restrictions for what can be put on balconies or patios?
No storage is allowed on patios or balconies. Patio furniture, plants, flowers are ok.
What is the smoking policy?
We are pleased to be a smoke-free community.
When were these apartments built? Have there been any renovations?
These apartments were built in 1980 and maintenance is done to keep them up.
Are washers and dryers available? Are they in the apartment?
We have laundry facilities available in the building. Laundry hours are from 8:00 AM to 8:00 PM. Apartments do not have individual washers/dryers.
What appliances are in the kitchen?
Apartment kitchens have a refrigerator, electric stovetop/oven, dishwasher, and garbage disposal in the sink. Kitchens do not have built-in microwaves.
Is there a bathtub or just a shower? Are they together or separate?
Bathrooms are fitted with bathtubs.
Do apartments have built-in USB outlets?
Apartments have regular outlets, there are not USB outlets.
Is there air conditioning?
Apartments are not equipped with central air.
Is there public transportation nearby? What stop is closest?
Yes, there is a stop on Forest Avenue.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
We are in a great location with light traffic.
Are you near any transportation routes? Which ones?
Yes, we have access to the Greater Metro Portland - Route 2.
